SEO for estate agencies

Nearly all your traffic comes from Idealista and Fotocasa, and when somebody searches for an estate agent in your neighbourhood, a competitor shows up. This is about owning visibility instead of renting it: the Google listing, pages by area and property type, and what happens to a listing page once the place sells.

What it includes

Your portal dependency measured: how many of your enquiries arrive through Idealista or Fotocasa, and which searches in your area the portal is catching instead of your site.
Google Business Profile claimed, verified and completed, with the estate agency category, a defined service area and real opening hours.
A page architecture by area and property type, along the lines of "flats for sale in Ruzafa" or "penthouses in Gijón", with one stable URL per combination that has real demand.
An audit of your property pages: descriptions lifted straight off the portal, unoptimised photos, and URLs made of nothing but a reference number.
A policy for sold and withdrawn properties: a 301 to the matching area-and-type page, rather than a 404 or a bounce to the homepage.
RealEstateListing structured data where it earns its place, and LocalBusiness data matching the Google listing.
A full crawl picking up the redirect chains and orphan pages a property feed leaves behind.
Area content carrying what a portal doesn't give you: the schools, the transport, the price range that street actually moves in.
Search Console segmented by page type, so what the property pages bring in can be told apart from what the area pages bring in.

What an estate agency actually needs

An estate agency doesn't need "SEO" in the abstract. Your real problem has a name: you depend on a portal that charges you for enquiries generated by your own properties, and your site only appears when somebody already types the name of your agency. Turning that round takes three things, in this order.

The Google listing, because half of local search ends on the map

When somebody searches "estate agents in Chamberí" or "estate agency near me", Google answers with the map block before it answers with ordinary results. Your website does not go in there. Your listing does. It is the quickest and cheapest thing to fix, and it is where the calls from people already in your area land. That is Local SEO & Google Business Profile.

Area and type pages, because property pages die

Buyers don't search "ref. 4472". They search "flats for sale in Cabanyal with a terrace", "houses in Boadilla", "rentals in the centre with parking". Those searches will still be there in three years; the property page that would answer one today disappears the week it sells. So the thing that has to rank is an area-and-type page that stays alive, with the available properties inside it and content of its own around them. That is Content & on-page SEO pointed at your stock.

A diagnosis, because the property feed leaves a trail

Nearly every agency site is fed by a CRM or an import, and that creates problems you can't see from the front: hundreds of listings carrying the identical description the owner wrote, URLs that change every time the feed reindexes, withdrawn properties returning 404s in bulk, search filters spawning endless URLs. Before a single page gets written it is worth knowing how much of that you are carrying: SEO audit.

What it doesn't include

I don't manage your Idealista or Fotocasa listings, and I don't negotiate their rates.
I don't connect or maintain your property CRM. I specify what the feed has to produce; your provider builds it.
I don't write each property description by hand. There are hundreds and they change weekly. I define the template and rewrite the area pages, which are the ones that last.
No valuations, photography or virtual tours.
I won't promise you'll stop needing the portals. The realistic aim is that they stop being your only channel.

Indicative price

Three pieces, three prices. The Google listing, from €250 one-off. The diagnosis, from €950 one-off, and an agency site running on a feed clears 1,000 URLs easily, so that part is often quoted separately. And the monthly work on area pages, from €650 a month with no lock-in. All before IGIC and indicative; the breakdown is on Pricing.

Shall we look at it?

Tell me what you sell and where you want people to find you. Fifteen minutes on a call is usually enough for me to say whether this is worth your money or whether I'd be selling you something you don't need. WhatsApp is the easiest place to start; the number is +34 687 367 397 if you'd rather ring.
